BOKA Powell to build new office building at Alliance
Hillwood Development Co. announced Sept. 18 it has selected BOKA Powell to design the new 157,000-square-foot Class A office building in Alliance Town Center, just north of Heritage Trace Parkway.
The spec building is expected to be complete in mid-2014.
“Our modern design has a regional Hill Country flair, with locally-sourced stone and steel materials and a color palette that reflects the indigenous landscape,” said Courtney Richardson, lead designer with BOKA Powell. “Huge canopies bracket the entry way, creating an iconic grand porch that will glow at night.”
Planned for multiple tenants, the structure includes two wings of 25,000 square feet for each of the three stories, with the lobby tucked in the center. “The design is flexible and can accommodate a variety of tenant types, whether they require traditional offices or an open floor plan,” said Richardson.
The building will include a number of green design elements, including the use of locally-sourced materials, low-emissivity “low-e” coated glass, taller window heights that bring in natural light, exterior passive sun shading devices, a solar orientation to limit solar loads, trees throughout the parking lot, and high-albedo roofing and paving that reflect sunlight.
“Hillwood Properties is very pleased with the design aesthetic that BOKA Powell has created for our first Class A office project at Alliance Town Center,” said Mike Berry, president of Hillwood Properties. “It seamlessly complements our other buildings within the project, while providing an important visual statement that will set it apart from other office spaces in the region.”
BOKA Powell is providing master planning, architectural design and interior design services for the new building, working with general contractor Rogers-O’Brien Construction. Additional members of the construction/design team include TBG Partners, McHale Engineering, Purdy-McGuire Inc. and Peloton Land Solutions.
So where are all those new office workers at Alliance going to eat? They have plenty of choices, but soon they’ll have the choice of Mooyah, a burger chain based in Plano.
Roger Smeltzer, principal/broker and Ricky Abbamondi, director of Vision Commercial and Pete Podesta, senior vice president of United Commercial Realty completed lease negotiations for Mooyah to open a new location in a new retail strip center planned for the corner of Old Denton Road and Heritage Trace Parkway.
The center is located at 3529 Heritage Trace Parkway, an addition to a 69,000-square-foot shopping center that is currently 89 percent leased. The project will be breaking ground soon and will be 6,700 square feet and consist of three new lease spaces.
Near the Parks
An out-of-state buyer has purchased property next to The Parks at Arlington Mall.
Plaza at the Parks, an 85 percent leased, 216,368-square-foot power center, was purchased from Hunt Properties. Tenants include Michaels, Sam Moon, Dress Barn, Chair King, Shoe Dept. and Sun & Ski Sports.
Parks at Arlington Retail Center was sold by an out-of-state partnership. The 19,111-square-foot retail center is fully leased to Car Toys, Regency Beauty Institute and Uptown Cheapskate.
UCR Investment Sales represented both sellers in the transactions.
RIP Empire has leased an 11,600-square-foot stand-alone building on 3 acres fronting Highway 174 and beside the HEB at 1490 S.W. Wilshire Blvd. in Burleson. Dawn Gazaway-Potthoff with Coldwell Banker Commercial NRT brokered the deal.
